USDA are government guaranteed loans that do not require a down payment and can be used for a purchase or refinance, but can only be used for certain properties designated by the USDA. These loans can be used for residential properties and also for business purposes. For residential loans, USDA has income eligibility limits. USDA has website where you can search an address for eligibility or calculate if your income is within their range. Although this may seem restrictive, USDA is one of the few programs that allow a borrower to finance closing costs when purchasing a home (subject to sufficient appraised value).
